Market Update – Latin American Buyers Lead Miami Real Estate Sales

Miami has always been considered an international city, but a recent study by the National Association of Realtors showed that 68% of our international buyers hail from Latin America. In fact, the current real estate surge is credited to the ultra-high net worth buyer from strongholds like Venezuela, Argentina, and Brazil.  Venezuela was at the top of the international list, with 16% of sales, followed by Argentina with 12%, Brazil with 11% and Colombia at 8%.

 

While many weren’t surprised to see this Latin dominance, they were surprised to find that China made the list for the first time ever, representing 2% of Miami sales. This shows promising momentum as their buyer pool has traditionally been a strong addition to any market. 2015 TRENDS Market Report Launches

My firm, ONE Sotheby’s International Realty launched the 2015 TRENDS Market Report this week. The comprehensive analysis of real estate market activity in Miami-Dade & Broward provides macro and micro level analysis of luxury real estate. This year’s quality was enhanced by a partnership with IRR (Integra Realty Resources) – Miami \ Palm Beach, the premier real estate consulting firm in the nation.

The report concludes that both Broward and Miami-Dade are thriving, being called “the strongest housing marketing in the U.S.” by the National Law Review. Many submarkets performed best during 2014 out of each of the five years analyzed (2010-2014). However, we’re not seeing the double-digit growth like we did a couple of years ago, which means that market is stabilizing while still improving year over year. In Miami Beach, single-family home pricing has trended steadily upward with a 77.1% increase over the past 5 years. In 2014, all areas performed at double-digit increases compared to the previous year and continued double digit gains are expected during 2015 provided interest rates remain low.
