Miami Continues Evolving – The Rise of the Little River Neighborhood

The luxury real estate scene in Wynwood, Midtown, and the Design District is booming. This has left local artists and pioneering developers searching for the next frontier of neighborhoods that offer more affordable properties to house up and coming cultural movements. Style makers have targeted Miami’s Little River Neighborhood for the next big Miami revolution.

Located a mile west of Biscayne Boulevard and the MiMo District, Little River currently serves as a home to weather worn businesses and a historically designated church. But more and more, developers are rolling up their sleeves to mask value, and the area is slowly picking up momentum as a hub for artists, swanky restaurants, and specialty businesses. On NW Miami Court, one of Little River // Miami’s future main streets, there’s a music production studio, a surfboard manufacturing shop, a sprawling gym frequented by professional athletes called Fast Twitch, and a warehouse, Fountainhead Studios, that serves as a base for 40 artists.

But this is just the beginning. Major developers with investment in the area, Jain and Vander Werff, say their plans involve packing Little River // Miami full of galleries, tech startups, restaurants, bars, art studios, and other unique businesses. Among their confirmed new tenants are Vanity Projects (a video gallery and designer nail salon from New York), Hot Satellite (a pizza establishment from Los Angeles), Bill Brady Gallery (a contemporary gallery founded in New York), FJ Company (a car restoration business specializing in Toyota J40 Land Cruisers), and a mysterious cocktail bar that’s TBA.

On the surface, this sounds rather similar to the evolution of Wynwood. But the price per square foot differences between the two neighborhoods keeps them worlds apart. Rents in Little River stand around $12 per square ft while Wynwood asks between $20-$60. The article cites multiple real estate experts who forecast great things for the area as buyers look for cheap options in the next development cycle. It also mentions the underlying community appeal offered by the ethnic footprint that the Haitian community left there. Over the years, the international demand for the event has created a need for more MAISON&OBJET events in new places.

MAISON&OBJET’s first annual conference in Miami gives the organization roots in the hub of the Americas. The schedule reflects the participation of the top 300 luxury design brands and will attract local/international visitors alike. An award ceremony will honor Brazilian designer Zanini de Zanine as the first Designer of the Year 2015. Miami Gay and Lesbian Film Festival

The Miami Gay & Lesbian Film Festival is a critically acclaimed event going on now through May 3rd. The 17th annual MGLFF is being held in the world-renowned historic South Beach district and is building on the success of last year’s festival that attracted 20,000+ attendees. The program includes feature films, documentaries and short films related to the lesbian, gay, bisexual and transgender (LGBT) communities.

Market Update – Latin American Buyers Lead Miami Real Estate Sales

Miami has always been considered an international city, but a recent study by the National Association of Realtors showed that 68% of our international buyers hail from Latin America. In fact, the current real estate surge is credited to the ultra-high net worth buyer from strongholds like Venezuela, Argentina, and Brazil.  Venezuela was at the top of the international list, with 16% of sales, followed by Argentina with 12%, Brazil with 11% and Colombia at 8%.

 

While many weren’t surprised to see this Latin dominance, they were surprised to find that China made the list for the first time ever, representing 2% of Miami sales. This shows promising momentum as their buyer pool has traditionally been a strong addition to any market.
